Home Watch FAQ
Choosing someone to watch over your empty home is a big decision. Below are honest answers to the questions seasonal and absentee homeowners in Cape Coral and Fort Myers ask us most, from how often we visit to what happens when we find a problem. If you do not see your question here, call us at (239) 747-0276, and we will be glad to help.
Understanding Home Watch
Home watch is a regular visual inspection of your property while you are away. We walk through the inside and outside of your home, looking for issues like leaks, mold, storm damage, pest activity, and signs of entry. We are not a security guard service or a property manager. We are your trusted local eyes and ears, checking that your home is safe and sound between visits.
A property manager handles rentals, tenants, leases, and rent collection. A house sitter stays in your home while you are gone. Home watch is different. We do not live in your home, and we do not manage tenants. We perform scheduled inspections, document our findings, and report back to you. Many homeowners use home watch precisely because they want their home left empty, just watched over carefully.
Home watch is ideal for snowbirds, seasonal residents, second home owners, and anyone who leaves a property empty for days, weeks, or months. It is also valuable for out of state investors and owners of new construction homes. If your home in Cape Coral or Fort Myers sits vacant while you are away, home watch gives you peace of mind that someone reliable is checking on it.
Choose a company that is bonded and insured. Ask how they document each visit and how quickly they communicate when something is wrong. Ask whether they are local and available year-round. A good home watch provider gives you clear reporting, honest communication, and a real person you can reach. We are happy to answer all of these questions before you ever sign up.
Visits and Reporting
It depends on your plan and your needs. Our plans range from an on-demand requested visit by the customer for a specific event, such as a delivery or after a storm, to scheduled weekly visits. Some seasonal homeowners choose at least two visits per month. For added peace of mind, many customers will choose weekly visits. We can also customize your schedule to accommodate your travel, insurance requirements, and the level of oversight you want.
We perform a detailed visual inspection inside and out. We check for water leaks, humidity and mold concerns, HVAC operation, electrical issues, pest activity, and storm damage. We confirm doors and windows are secure, look for any signs of unauthorized entry, and remove flyers or packages that signal an empty home. Every visit follows a consistent checklist so nothing is missed.
Yes. After every visit, you receive a digital report with timestamped photos and notes. You will know exactly what was inspected and the condition of your home. If we observe a concern, you will see it documented clearly. You stay informed no matter where you are in the world.
We contact you right away. We explain what we found, send photos, and help you decide on next steps. If you would like, we can coordinate trusted local vendors such as a plumber, an electrician, or an HVAC technician, and we can be present while the work is done. You are never left wondering about the condition of your home.
Service Area and Insurance
Many insurance carriers expect homeowners to take reasonable steps to monitor a vacant or seasonal property. Requirements vary by carrier and by policy, so check your specific coverage. Regular home watch visits create documented proof that your property was being monitored while empty. That documentation can be valuable if you ever need to file a claim.
We serve Cape Coral, Fort Myers, and the surrounding Lee County communities, including Fort Myers Beach, Estero, Bonita Springs, and Sanibel. We live and work in Cape Coral year round. If you are not sure whether your home is in our service area, just ask.
